Best time to seal your driveway is when your driveway starts to turn gray. When your drive way turns gray it is an indication that your asphalt driveway needs more oil. Asphalt is a petroleum made product.

 

We always recommend to our customers to use the oil based sealer because it is also a petroleum product. Its never good to put water based sealer on a petroleum made product.

 

When water based sealer will make asphalt crack up and deteriorate your driveway faster. Once a driveway is newly paved a person should wait two years before sealing the driveway because the new asphalt has enough oil in the mix.
